The Sayreville Economic and Redevelopment Agency (SERA) has officially extended the submission deadline for its highly anticipated waterfront bar and restaurant redevelopment opportunity located along the Raritan River. The updated Request for Proposals (RFP) now gives interested developers and restaurant operators until August 3, 2026 at 3:00 PM to submit proposals for the transformative public-private partnership project.
The project seeks a destination-quality indoor and outdoor restaurant and bar concept featuring:
Indoor and outdoor dining
A seasonal outdoor tiki bar
A publicly accessible river viewing deck
Year-round activation opportunities
A unique waterfront dining experience designed to attract both residents and visitors
Located near the intersection of Sayreville Boulevard and River Road, directly across from Buchanan Park and adjacent to the municipal boat ramp, the site offers partial river views and access to one of Sayreville’s most underutilized waterfront areas.
Under the proposed partnership structure, SERA will retain ownership of the land while the selected redeveloper/operator will finance, construct, operate, and maintain the project through a long-term ground lease arrangement. The project is intended to stimulate economic activity, enhance the waterfront experience, create a new regional destination, and generate long-term lease revenue for the Borough and SERA.
The RFP specifically encourages creative and site-sensitive concepts that complement the character of the Borough while maximizing the waterfront setting. Developers are expected to provide 100% private financing for the project, with no public funding contribution from the Borough or SERA.
SERA officials noted that the extension is intended to provide additional time for interested parties to finalize comprehensive proposals and explore innovative concepts that can help activate the Borough’s waterfront corridor.
Proposals will be evaluated based on several factors including:
Quality and creativity of the concept
Financial strength and feasibility
Experience with waterfront or environmentally sensitive projects
Long-term operational sustainability
Overall financial benefit to the Borough and Agency
The selected respondent will ultimately be designated as the Conditional Redeveloper for the project.
